AI Search for Home Builders: Who ChatGPT Recommends, and Why

Poppy Lodge, Senior SEO Copywriter at Brandcamp Digital

We asked ChatGPT, Perplexity and Gemini which custom home builders to hire in six Lower Mainland towns, 36 questions in all. The builder they named most, Goldcon Construction in North Vancouver, rarely makes the top 3 in Google Maps. AI tools build their answers from what other sites say about a builder: industry awards, Houzz reviews, the Homebuilders Association Vancouver (HAVAN) directory and "best builders" lists. So the fastest way into those answers is to show up on those sites, and to have pages on your own website about the towns you build in.

  • Goldcon Construction was named in 14 of 36 answers, more than any other builder.
  • Blackfish Homes was named once, even though it ranks top 3 in Google Maps across about half of North Vancouver.
  • HAVAN came up in 30 of the 36 answers, and Houzz in 19.
  • Koru Homes was the only Maple Ridge builder all three tools named.

Buyers are asking AI which builder to hire

At least some custom home buyers now start their search by asking ChatGPT for a shortlist. One of our clients, Koru Homes in Maple Ridge, told us they've been found through ChatGPT. That's why we ran this test. In October 2026 we asked each tool, with web search on, two questions for each of North Vancouver, Vancouver, West Vancouver, Surrey, Langley and Maple Ridge:

  • "Who are the best custom home builders in [town], BC?"
  • "I'm planning to build a custom home in [town], BC. Which builders should I talk to?"

Strong in Google Maps doesn't mean strong in AI answers

Two North Vancouver builders that do well in Google Maps got very different treatment from AI, and the builder AI named most is weak in Maps.

For our local SEO guide for home builders, we checked where builders appear in Google Maps for "home builders near me" at 137 points across North Vancouver. "Top 3" below means the builder showed in the three Maps results a buyer sees first. Here's how the same four builders did when we asked AI:

Bar chart of four North Vancouver builders: Goldcon Construction named in 14 AI answers but top 3 in Google Maps at 19 points, Hasler Homes 11 and 112, Upward Construction 7 and 0, Blackfish Homes 1 and 72, October 2026
AI answers across ChatGPT, Perplexity and Gemini (36 questions) compared with Google Maps top-3 points (137 checked), October 2026.

Hasler Homes is strong in both, so it can be done. Goldcon is the reverse of Blackfish: weak in Maps, the most named in AI. Google Maps ranks your Google Business Profile, mostly on how well it matches the search and how close you are to the person searching. AI tools search the web and summarize what they find, so a builder with little written about it online has little for them to repeat.

AI tools cite associations, reviews and lists, not builders' own claims

The sources AI cited most were HAVAN, Houzz and awards programs.

SourceAnswers that cited or mentioned it (of 36)
HAVAN (awards and member directory)30
Houzz19
Georgie Awards18
Canadian Home Builders' Association16
Better Business Bureau6

The tools' own explanations show how this works:

  • Hasler Homes: ChatGPT put it first in North Vancouver and cited its 2026 Grand HAVAN award for Custom Home Builder of the Year.
  • Goldcon Construction: Perplexity recommended it for "strong client-review evidence", citing its Houzz rating. On Houzz, Goldcon has 4.9 stars from 43 reviews, and its homepage links to that profile 21 times.
  • Koru Homes: ChatGPT found Koru on a ThreeBestRated list of Maple Ridge builders, and Perplexity found it in HAVAN's member directory.

An award, a review on Houzz or a spot on a list is a third party saying the builder is good. In these answers, that's what the AI tools repeated.

Pages about your towns give AI something to quote

Goldcon's website has dozens of pages answering North Shore building questions, and Blackfish's has about six.

Some of Goldcon's pages:

  • Should you buy or build a custom home in North Vancouver?
  • Multiplex zoning in North Vancouver
  • Why coach houses are one of North Vancouver's smartest property investments
  • Home renovation costs in North Vancouver, 2025

Blackfish's homepage has 191 words. When a buyer asks an AI tool about building in North Vancouver, Goldcon has pages that answer the question and Blackfish mostly doesn't. We can't prove that's why Goldcon gets named more, but it's the same advice we give for Maps: a page for each area you build in, with real local detail like costs, zoning, lot types and homes you've built there.

What to do this month to show up in AI answers

Start by getting listed and reviewed on the sites AI already cites, then add pages about your towns.

  1. Join HAVAN, or your local Canadian Home Builders' Association, and complete your directory listing. HAVAN came up in 30 of 36 answers. List the towns you build in and the kinds of homes you build.
  2. Enter the HAVAN and Georgie awards. When a builder had won one, the AI tools often gave the award as a reason to hire them.
  3. Build out your Houzz profile and ask clients to review you there as well as on Google. Link to it from your website.
  4. Write a page for each town or neighbourhood you want work in, answering what buyers there ask: costs, zoning, lot types, permit timelines, homes you've built there.
  5. Check the local "best builders" lists that show up in Google for your town, like ThreeBestRated. Contact each one to ask how builders get included.
  6. Make sure your website lets AI search tools read it. A file on your site called robots.txt tells crawlers what they can read. OpenAI says sites that block its search crawler, OAI-SearchBot, won't be shown in ChatGPT search answers. Your web developer can check it in a few minutes.

Check what AI says about you

Ask ChatGPT, Perplexity and Gemini the question your buyers ask, and see if your name comes back. Try "Who are the best custom home builders in [your town]?" and note who's named and which sites are cited. Then ask it a second way. In our test, the names changed between tools and between the two questions, and in Vancouver and Langley no builder was named by all three tools.

Here's who came up in each town we tested:

AI search questions from home builders

How do home builders get recommended by ChatGPT?

In our test, ChatGPT named builders that other sites vouch for: HAVAN awards and directory listings, Houzz reviews and local best-builder lists, plus pages about specific towns.

Does ranking in Google Maps help a builder show up in AI answers?

Not on its own. Blackfish Homes was top 3 in Maps at 72 of 137 points but was named in 1 of 36 AI answers. Goldcon was top 3 at 19 points and named in 14.

Which websites do AI tools cite when recommending home builders?

In our 36 Lower Mainland answers, HAVAN came up in 30, Houzz in 19, the Georgie Awards in 18 and the Canadian Home Builders' Association in 16.

How can a builder check whether AI tools recommend them?

Ask ChatGPT, Perplexity and Gemini who the best custom home builders are in your town, then ask a second way, and note who is named and which sites are cited.
