We checked where three Lower Mainland home builders show up in Google Maps for "home builders near me", at 137 points around each one. All three drop out of the top 20 within about 3 to 5 km of their office. In North Vancouver, Hasler Homes ranks top 3 almost everywhere with 21 reviews, while Upward Construction, in the same building, has 32 reviews and never reaches the top 3. What Hasler does have is a profile that says "home builder" plainly: "Homes" in its real name and home builder categories. That's four builders in one scan, so treat it as a strong pattern, not a law.
- Koru Homes, Maple Ridge: top 3 at 23 of 137 points, outside the top 20 at 102.
- A second builder in Langley: also outside the top 20 at 102 of 137 points.
- Hasler Homes, North Vancouver: 21 reviews, top 3 at 112 of 137 points.
- Goldcon Construction, North Vancouver: 61 reviews, the most in the area, top 3 at only 19.
A grid scan shows where you rank, street by street
Your Maps ranking changes depending on where the buyer is standing, so one search from your office tells you almost nothing. A grid scan runs the same search from dozens of points across your area and records your position at each one. Each dot on the maps below is one of those checks, run in October 2026.
Green is top 3, the businesses that show in the map pack. Amber is 4 to 10. Red is 11 to 20. Dark red means outside the top 20, so a buyer searching from that spot won't see you.
Google says local results depend on relevance, distance and prominence. Relevance is how well your profile matches the search. Distance is how far you are from the searcher, and you can't change it. Prominence is how well known you are, which includes your reviews.
Most builders drop out of the top 20 within 3 to 5 km of their office
Koru Homes is top 3 around its Maple Ridge office and outside the top 20 a few kilometres out in every direction.

We run Koru's Google Ads and are just getting started on its local SEO, so this is the "before" picture. Near the office and the river, Koru is #1 or #2. Across most of Pitt Meadows, Silver Valley and Fort Langley, it's outside the top 20. A builder we work with in Langley has the same shape: strong at its own address, outside the top 20 at 102 of 137 points.
This matters because custom home buyers search from where they live now, or from the lot they just bought. Most of them aren't standing near your office.
In North Vancouver, more reviews didn't mean more reach
Hasler Homes dominates the North Vancouver grid with 21 reviews, and Goldcon Construction, with 61, rarely makes the top 3.
The map below is Upward Construction, a North Vancouver custom home builder that other builders there often name as their main competitor. Upward isn't a client. Within 3 km of its office, its best position is 5th.

How it compares with three other builders in the same scan:
| North Vancouver, October 2026 | Google reviews | Photos | Top 3 at (of 137 points) | In top 20 at |
|---|---|---|---|---|
| Hasler Homes (same building as Upward) | 21 | 116 | 112 | 122 |
| Blackfish Homes | 18 | 59 | 72 | 107 |
| Goldcon Construction | 61 | 1,122 | 19 | 118 |
| Upward Construction | 32 | 59 | 0 | 103 |
Hasler Homes and Upward Construction share a building at 998 Harbourside Drive, so they're the same distance from every point. Distance can't explain why Hasler is top 3 at 112 points and Upward at none.
Reviews and photos don't explain it either. Blackfish Homes has the same 59 photos as Upward and fewer reviews, and it's top 3 at 72 points. Goldcon has the most reviews and photos by far, and makes the top 3 at 19. Google does say more reviews and positive ratings can help, and they still matter. They just didn't decide the top spots here.
The builders at the top have profiles that say "home builder" plainly
Hasler Homes and Blackfish Homes both have "Homes" in their real business name, and Upward, which never reaches the top 3, lists "Interior designer" as one of its categories.
For "home builders near me", Google looks for signs that a business builds homes. Here's what the four profiles show:
- Primary category: all four use "Custom home builder", so it doesn't separate them.
- Other categories: Hasler adds "Home builder" and "General contractor". Upward adds "Construction company", "General contractor" and "Interior designer". An interior designer category is a signal that part of the business is something other than building homes.
- Business name: Hasler and Blackfish have "Homes" in the name. Goldcon's ends in "Construction", and so does Upward's.
Use your real business name, exactly as it appears on your signs and website. Google says your name should reflect your real-world name, and adding words to the profile name that aren't part of it can get a listing edited or suspended. If you're naming a new company, choose a name that says what you build. Buyers hiring a custom builder want someone creative and organized, and the name is one of the first things they judge.
Your website should have a page for each neighbourhood you build in
Google uses your website to judge what your profile is about, so one "Areas we serve" line gives it very little to go on.
On your Google profile you might list "Vancouver" as your service area. Your website should go further, with a page for each neighbourhood you want work in, like Kitsilano, Mount Pleasant or Dunbar, answering what a buyer there wants to know:
- What it costs to build a custom home in Kitsilano
- Building on a sloped lot in North Vancouver
- Laneway homes in Mount Pleasant
Each page has to be about that place: local costs, lot types, permit timelines, homes you've built there. Fifty copies of one page with the town name swapped is what Google calls doorway abuse, and sites that break its spam policies can rank lower or drop out of results.
The same pages help with AI search. When we asked ChatGPT, Perplexity and Gemini which builders to hire, the North Vancouver builder they named most, Goldcon Construction, had dozens of pages like these. We covered it in AI search for home builders.
What we'd change on a builder's profile first
Start with the signals that tell Google what you build and where, because those are what separated the top builders in our scan.
- Categories: keep "Custom home builder" as the primary. Add "Home builder" and remove categories for work that isn't a big part of your business.
- Description and services: describe the homes you build and the towns you build them in, in plain words.
- Website pages: one page per town or neighbourhood you want work in, each with real local detail, linked from your profile.
- Consistency: the same name, address and phone number on your profile, website and directory listings.
- Reviews: ask every happy client, steadily, and reply to every review.
Most marketing agencies put their effort into whatever brings the most website visits, which is usually broad articles like how long a house takes to build. Those readers come from all over the country, and few of them will hire a builder in Maple Ridge. We put the effort into the searches a buyer types when they're ready to talk to a builder in a specific place.
Win your own town first, then move outward
We start with the town your office is in, because that's where distance already works for you. Once you're top 3 across your own town, we push toward the next one. For Koru, that means filling the gaps across Maple Ridge before going after Pitt Meadows. We'll publish the "after" grid once there's enough time behind it to be worth showing.
Judge progress on the whole grid, run with the same search from the same points. A single dot moves on its own: in our tests, Upward ranked 7th, 9th and 11th at its own office in three runs on the same day.
If you want to see where your company shows up in Google Maps across your area, we'll run a grid scan as part of a free audit and walk you through it. Start with a free audit.
